When a commercial roof begins to age, replacement is often treated as the obvious next step. But not every worn roof is ready for tear-off. In the right conditions, restoration can extend the life of the existing system while helping building owners avoid the cost, disruption and downtime of full replacement.

Uniflex is built around knowing when that choice makes sense. Its fluid-applied roofing approach starts with a close look at the roof that is already in place and a practical question.

Can this roof be restored?

It evaluates the roof and recommends restoration only when the existing system can support it. If it does not qualify, a coating should not be forced because it costs less. Qualified roofs move through specification, contractor support, inspection, warranty and maintenance.

“We always do our due diligence to verify the condition of the roof and make sure that it is a viable candidate for a restoration system,” says Marisol Masferrer, national sales manager.

Uniflex’s ability to support that process is strengthened by its place within The Sherwin-Williams Company. Originally part of KST Coatings, Uniflex joined Sherwin-Williams in 2005, bringing fluid-applied roofing expertise into a larger coatings, distribution and support network.

Through more than 5,000 Sherwin-Williams stores nationwide and thousands of sales representatives, contractors gain product access, roofing specialists, technical guidance and training. For building owners, the broader relationship adds accountability around roof qualification, contractor support and long-term service. Masferrer describes a “seamless experience” extending beyond the coating.

Matching Technology to Real Roof Conditions

Once a roof qualifies for restoration, the next decision is selecting the technology best suited to the application.

Acrylic systems can support metal restoration, while silicone provides ponding-water resistance for certain low-slope roofs. More demanding environments may call for urethane coatings, which offer greater tensile strength, elongation and durability. Uniflex also works with NCFI on polyurethane foam systems that create a seamless assembly with added insulation and wind-uplift performance.

The building’s operations can influence that decision as well. Silicone, for example, may not be appropriate in automotive manufacturing environments because it can interfere with paint finishes. Uniflex, therefore, evaluates both the roof and the activity beneath it before recommending a system.

“You have to understand the customer,” says Masferrer. “We have to make sure that we match the right technology with the right roof and the right need.”

Building Performance through Application

Fluid-applied restoration depends on decisions behind it. Poor qualification, incomplete repairs or failure to follow specification can undermine performance regardless of the coating itself.

Uniflex therefore partners with contractors expected to meet installation expectations, then supports them through Uniflex University. Training covers specifications, mock-ups, film measurement, moisture scanning and spray equipment. Regional account managers, roofing representatives and field teams provide continued application support.

Quality control continues through the warranty process. Uniflex verifies application thickness, compares material quantities with roof area and confirms that a maintenance plan is in place before issuing a system warranty. Options include 10-, 15- and 20-year terms backed through Sherwin-Williams, providing an established point for inspection, guidance and support.

Preserving More Than the Roof

The economics of restoration can extend well beyond the roof itself. At one food and beverage facility, conventional replacement would have required production shutdowns costing about $1 million per day. According to Masferrer, restoration without interrupting operations avoided more than $12 million in estimated replacement and interruption costs.

Uniflex recommends regular inspections, cleaning, clear drains and gutters, and post-storm checks. At the end of a warranty term, a maintained system can be inspected, locally repaired and recoated, renewing service life without another tear-off cycle. Restoration also keeps viable roofing materials out of landfills, while reflective coatings reduce heat absorption and ease cooling demand. By helping owners recognize when a roof still has useful life, Uniflex has earned recognition as the Top Fluid Applied Roofing Systems Provider 2026.
