Bringing an Engineering Mindset to Roofing Decisions

Roofing decisions usually begin with two questions. What do I really need, and how much will it cost? Jim Singleterry, founder and president of Kent, Seattle-based RoofSmart, believes answering them requires an informed assessment rather than an immediate product recommendation. A second-generation builder with a degree in computer science from Washington State University, he brings an engineering mindset to roofing.

“Our main value proposition is doing an intelligent and smart evaluation of the existing conditions, and then coming up with accurate recommendations, like an engineer would, for what needs to happen to make this project a success, ”says Singleterry.

Engineering the Right Solution

Singleterry pairs that technical approach with a consultative one. RoofSmart diagnoses first, then talks through the customer’s goals, and then makes a recommendation. Sometimes the solution is over-engineered. Sometimes the most budget-friendly option that meets building code makes more sense.

RoofSmart repairs, maintains and replaces roofs for homes, commercial properties and HOAs. It works with metal roofing, PVC and TPO membranes, torchdown, Duradek and traditional roof coverings.

The process begins with a call and a digital packet on what to expect. The first visit is a free SmartMatch Needs Analysis, with photos and a plain-English findings sheet. Estimates are free too. Customers then choose which issues to address before RoofSmart agrees on price and scope.

The team also looks for why a roof failed early, such as poor ventilation, and designs the work around fixing the cause.

“We don’t just put it back the way it was. We fix the underlying issue,” states Singleterry.

Singleterry calls the team meticulous roofing nerds, a nod to their attention to detail. If a homeowner doesn’t need a new roof, they say so. Before an install, RoofSmart inspects the attic, siding, ceilings and gutters- the whole waterproofing system.

A consultation with Janice illustrates the approach. She found RoofSmart through videos about mold, ventilation and roofing. RoofSmart found a worn roof and inadequate attic ventilation. RoofSmart developed a plan to replace rotten wood, perform mold remediation, update the ventilation and replace the roof. It also included MasterShield gutter protection for lower-maintenance gutters.

Quality Workmanship and Project Accountability

Since 2011, RoofSmart has grown to service more than 1,000 roofs a year, with 500+ full replacements. Co-founder and COO Nestor Martinez leads the installation crews and has built a culture of craftsmanship and integrity. The company looks for people who treat customers’ properties as their own and then checks completed jobs, even when experienced crews do the work.

RoofSmart has 400+ reviews across review sites, including 4.9 from 184 Google reviews. It holds 12 manufacturer certifications, among them CertainTeed ShingleMaster PREMIER, GAF Certified Plus and Owens Corning Platinum Preferred Contractor.

Premium products can still fail when installation is poor or underlying problems remain. RoofSmart primarily uses top-shelf products but also offers budget options. Its TripleGuard warranty gives lifetime workmanship and lifetime material coverage on eligible roofs built to RoofSmart’s expert design, plus a promise the work meets code. Budget builds don’t qualify.

Technology supports the customer experience. An instant estimator gives property owners a preliminary cost range before anyone visits. Digital presentations show options, while videos explain the process. RoofSmart also uses autonomous AI agents for support tasks.

During the job, RoofSmart provides project windows, flags weather or other delays, coordinates deliveries and dumpsters, and uses dedicated material runners when crews need unexpected supplies. If surprises affect cost or schedule, the team explains the changes.

RoofSmart also sends feedback emails to every customer its team meets, including people who only receive an inspection. The questions cover recommendations, communication and care for the property.

Versatility across Roofing and Construction

RoofSmart’s general contracting capability helps when damage extends beyond roofing. A fallen tree, for example, may require roof repairs, truss work, reframing or reconstruction elsewhere in a home. RoofSmart handles the repair so customers do not have to coordinate multiple trades.

Growth is expected in higher-end materials. RoofSmart installs around 100 metal roofs a year, including standing-seam roofs, and is an authorized Euroshield installer and ProVia metal-roofing contractor. As a Duradek-authorized dealer, it also performs substantial rooftop deck work, replacing existing systems and building new ones from scratch.

RoofSmart serves King, Pierce, South Snohomish, Thurston and Kitsap counties. For RoofSmart, the work starts with understanding the problem and the customer’s priorities. That discipline underpins its recognition as the Top Roof Replacement and Repair Services 2026.

Deep Dive

What to Look for in Roof Replacement Services

When a roof starts wearing out early, getting three quotes often makes the decision harder. One roofer offers to fix the damaged section. Another says the whole roof has to come off. The third wants new shingles plus ventilation work, and his price ends up far above the others. Each may be partly right, but a wrong call usually means paying for the roof again a few years later. Before signing, owners should find out whether the work fixes the reason the roof failed or only replaces what can be seen. Much depends on the inspection. Water may come through the ceiling right below some broken shingles and still have nothing to do with them, because faulty flashing or a poorly ventilated attic can leave the same stain. New shingles alone may not stop the leak. A serious roofer will check the roof, the attic and the rooms underneath before giving a figure, and should explain each item on the estimate without jargon. Ask for photographs. Very little roof damage is visible from the ground, and pictures make it easier to compare what different contractors are saying. Materials affect the price now and the maintenance later. Asphalt shingles are enough for many buildings, though metal or specialized roofing suits others. A costly material will not fix a weak deck or bad ventilation, and if installed poorly it will fail anyway. When comparing bids, check that the materials are roughly equal and the work described is the same, or the comparison means little. Read the warranty carefully too, since the manufacturer covers the product and the contractor covers the workmanship, and the terms are often very different. “Roof Smart checks the attic and roof components first, so repairs deal with the actual cause of deterioration and not just surface damage.” Some problems only show up once the old roofing is removed. The decking may be rotten in places, or the framing may have weakened from years of small leaks, and neither could have been spotted earlier. The contract should say how such findings are recorded and who approves the extra cost before work continues. Ask whether the roofer handles structural repairs or brings in a separate contractor, since two crews on one job rarely keep the same timetable. Weather can upset even a sensible schedule. Materials arrive late or it rains for days, and installation gets pushed back, affecting access to the property and other planned work. Ask how the contractor will report delays and who manages material orders once work begins. Inspections during and after the job catch mistakes while the crew is still there, and if hidden damage moves the completion date, you should be told clearly and early. Roof Smart inspects before it recommends anything. Its team checks the attic and roof components first, so repairs deal with the actual cause of deterioration and not just surface damage. The company works on residential and commercial roofs, including shingle and metal systems, and handles the structural repairs often needed alongside them. Customers receive digital estimates and presentations to review before agreeing to the work. Crews work under experienced supervisors, and completed roofs are inspected for quality. If unexpected damage comes up, Roof Smart arranges the revised schedule and extra materials. Owners whose roofs are deteriorating early, or whose projects involve several connected repairs, are likely to benefit most. ...Read more
