Reducing Complexity in Commercial Metal Building Projects

A pre-engineered commercial metal building is more than a manufactured product. It is a project involving multiple stages of development and coordination across vendors. Mason Steel Buildings Corp. has built its model around helping customers navigate those requirements.

Drawing on over 60 years of experience, the all-American company combines nationwide manufacturing and distribution with hands-on project support, assigning each customer a project manager to coordinate design, engineering, permitting, delivery and the stages in between.

“We don’t just sell a building. We offer a solution and work with our customer from signing the contract until the building is complete,” says Eddy Aoude, president and CEO.

That commitment extends beyond projects. After a fire left Michigan resident Sherrie Converse and her three daughters homeless, Mason Steel Buildings donated a home to the family. It has also donated homes to disabled veterans and people affected by homelessness.

American Manufacturing at Scale

Mason Steel Buildings manufactures all its buildings in the U.S using American steel, specializing in tier-one, red-iron steel I-beam structures. Being one of the leading purchasers from steel mills gives it access to better pricing and allows savings to reach customers.

Mason Steel Buildings’ strategically located 17 factories span the East Coast to the West Coast, easing distribution and helping reduce transportation costs. Its range spans residential and commercial structures, serving public works agencies, military and government organizations and individual building owners.

In 2025 alone, Mason engineered and manufactured over 3,000 buildings. Its 20-plus project managers, including a dedicated team for commercial projects over 5,000 square feet, are certified through the Metal Building Contractors and Erectors Association.

Its network of over 60 engineers specializes in pre-engineered steel buildings, while sales representatives complete training and certification before consulting customers, keeping expertise in-house rather than subcontracting. Regional sales teams and managers draw on experience with local building departments and climate conditions, with expertise extending to high wind-load requirements in Florida and Miami-Dade County.

The Work behind the Building

Mason Steel Buildings begins with a consultation to understand the customer’s needs, building size and requirements, and then provides an estimate within 24 to 48 hours.

  • We don’t just sell a building. We offer a solution and work with our customer from signing the contract until the building is complete.

A manager works with the customer and the design team through revisions of the building’s renderings. Its engineers coordinate with building inspectors and code enforcement officers to address requirements, including snow, seismic and ground loads, IBC occupancy codes and sprinkler systems.

Production begins only after the customer approves the design and the building department approves engineering and planning requirements. The buildings are laser-cut and laser-drilled and supplied as bolt-up kits rather than weld-ups, with 26-gauge PBR Galvalume siding as standard. It provides stamped and sealed engineered blueprints, anchor-bolt reaction plans and a construction package. A 40-year warranty covers the siding and roofing against paint fading, rust and chipping, along with a 60-year structural warranty covering the whole building.

Mason Steel Buildings’ directory of over 6,000 licensed contractors and erectors gives customers multiple providers to vet and select directly, with project managers facilitating introductions. It also connects them with electricians, plumbers and door and window suppliers.

The model is designed to leave customers satisfied with both the building and the experience. Referrals generate 50 percent of Mason Steel Buildings’ business year over year, providing a tangible measure of that relationship.

Carrying that customer-focused approach forward, the company has already opened three factories specifically geared toward commercial metal buildings over the past five years, while expanding its corporate headquarters by 6,000 square feet. In 2027, it plans to open sales offices in Texas for the Mid-South and California for the West Coast.

Mason Steel Buildings’ recognition as the Top Steel Building Manufacturer 2026 reflects this combination of manufacturing scale, engineering expertise and project support, helping customers navigate the complexity of commercial building projects.

Deep Dive

Identifying the Right Commercial Metal Building Provider

Commercial metal building procurement gets difficult long before steel reaches a jobsite. A design may look straightforward on paper, yet local code requirements, permitting sequences, freight costs, and contractor coordination can shift the budget or schedule after purchase. Executives comparing providers need to look beyond the quoted building package and examine how much responsibility the supplier assumes before fabrication begins. Early pricing also needs enough detail to show where engineering changes or shipping distance could alter the initial estimate. Engineering depth is central because code requirements vary sharply by location and building use. Snow loads, wind loads, seismic requirements and occupancy rules can affect framing, openings, foundation reactions and approval timelines. A provider should be able to translate those local requirements into stamped plans before production rather than leaving code conflicts to surface after materials are committed. The review should also cover how revisions are handled when a building department requests changes and whether design work is coordinated directly with local officials. That coordination can prevent late engineering revisions from disrupting fabrication schedules or forcing buyers to revisit contractor plans already underway. Project support becomes more important once engineering moves toward approval. Commercial buyers may need to line up concrete work, erection crews, electrical work and other trades while permits are still moving. A supplier that ends its role at shipment can leave the owner coordinating multiple handoffs without a single point of continuity. Clear project management, defined responsibilities, documented handoffs and access to qualified local contractors can reduce that fragmentation, provided the buyer still retains control over contractor selection and pricing. “Mason Steel Buildings works with local building departments before production and provides stamped engineering packages before customers move into contractor selection.” Manufacturing and distribution structure can alter both cost exposure and delivery timing. Factory proximity affects freight, while in-house engineering can reduce dependence on outside subcontractors. Buyers should verify manufacturing location and fabrication scheduling, then determine who controls the design-to-production handoff and how delivery is coordinated. Material specifications and warranties also deserve close review. Gauge, structural system, coating coverage and warranty duration should be compared against the intended building life rather than treated as interchangeable line items. Commercial projects above a few thousand square feet introduce added complexity as permitting, code review, contractor scheduling and site coordination become more demanding. Experience with larger facilities matters when the provider must manage repeated revisions or support work across different jurisdictions. Businesses should ask how sales staff, estimators, engineers and project managers are prepared for commercial work, then confirm whether the same support continues after the purchase order is signed. The distinction matters when responsibility moves from estimating into permitting and ultimately toward delivery. Mason Steel Buildings combines in-house design and engineering with nationwide manufacturing through 17 factories, then assigns a project manager to each customer through the post-purchase process. It works with local building departments before production and provides stamped engineering packages before customers move into contractor selection. Customers can also access a directory of more than 6,000 licensed contractors and erectors. Its commercial project management group focuses on buildings above 5,000 square feet, while its structures are manufactured in the United States using U.S. steel. Buyers managing larger commercial projects across varied code jurisdictions have the clearest reason to evaluate Mason Steel Buildings when sustained engineering and project support through delivery are central procurement requirements. ...Read more
