Turning Pre-Construction into Project Confidence

Patrick Sullivan

Patrick Sullivan

Patrick Sullivan is a pre-construction leader with deep experience in estimating, project management, supplier acquisition, and large-scale commercial glazing. He leads with a trust-first philosophy and a relentless focus on collaboration, precision, and delivering successful outcomes through every phase of a project.

Shaping a Pre-Construction Perspective

To me, an “experience” isn’t just an event — it’s a moment that permanently shifts your perspective. My moments on site alongside talented crews grounded my understanding of the physicality of the plan — where theory meets aluminum, glass, and deadline. My moments in trailers with strategic Project Managers sharpened my appreciation for meticulous planning. And my moments in rooms with visionary owners, Architects, Engineers, and General Contractors elevated my perspective on the imagination and foresight that breathe life into a project before a single piece is fabricated. These experiences, in aggregate, are the foundation of my approach to Pre-Construction.

Creating Clarity Before Construction Begins

Immediate communication with the OAC team reveals the pulse of the project — and I have to listen carefully to predict the life of it. Budget, schedule, and design are not independent levers; they are a chord, and without harmony between them, the risk of failure rises. I review the schedule first, for PCG’s sake. The schedule determines our opportunities to shape design — and design shapes the budget. When the design is solid prior to our involvement and the schedule fits cleanly into our labor forecast, we can move with confidence and price with precision.

Leading Through Trust and Collaboration

Trust — full stop. Leaders must be trustworthy, and that trust has to run in every direction. When it does, there’s a harmony that’s difficult to manufacture any other way. It means trust in each other’s capabilities, focus, and priorities. Perhaps most powerfully, trust has the ability to extinguish ego — and when ego leaves the room, people open up, share freely, and learn from one another. That exchange is where the best outcomes are born.

Balancing Technology with Human Expertise

AI is coming — and embracing it as a powerful new tool will be critical. Understanding its limitations will be equally so. It will be some time before AI can replace experience, feel the pulse of a project, or earn the kind of trust that consequential decisions demand. I’ve used this analogy: if I’m going to build a brick wall, AI will move the CMUs to the site and begin setting them in place. But AI doesn’t yet understand why — or why not. And it may leave certain bricks out. The trouble is, some of those bricks are golden — meaning certain oversights can carry extraordinary cost. For now, the standard is “verify, then verify again.” That said, I actively use AI every day — and some of the walls we’ve built together are immaculate. That’s freed me to spend more time where it matters most: discussing schedules, designs, and budgets with the people who shape them.

Developing Future Construction Leaders

Surround yourself with humble, experienced, capable, and trustworthy people — in your professional life, too. Spend real time with them in the field, the trailer, the office, the boardroom. Listen more than you speak, and learn more than you teach. Lead with politeness, respect, and a genuine focus on common ground. And resist the urge to place your hand above a buzzer, waiting for someone to slip up so you can pounce. In my experience, that approach serves no one. Avoid contentiousness wherever possible — but always be prepared for it when it finds you.
