Type III Coordination: Digital Models Prevent Rework


At WZ Fultz, technology has fundamentally changed how we plan and coordinate Type III multifamily projects long before anyone steps onto the jobsite.


We use MiTek Sapphire software to digitally construct the entire building, integrating the architectural, structural, MEP and truss drawings into a single model. This allows us to identify and resolve conflicts virtually—before they become costly field issues. We invest significant time upfront working closely with the general contractor to coordinate every aspect of the project. Once the design is finalized and all issues have been resolved, we load the model into our marking saw. The saw prints layout information directly onto the top and bottom plates of the 2x members, enabling our framers to install every critical component correctly the first time. This front-loaded digital coordination and fabrication process dramatically reduces on-site time and helps us reach the finish line faster and more efficiently.


Digital Coordination Tools: Teams Share One Source


From our experience, tools like Procore significantly improve communication and coordination among project teams during pre-construction by enabling real-time sharing of critical information. We no longer need to locate an out-of-town print shop, wait for documents to be ready, or send someone to pick them up. More importantly, we eliminate the risk of teams working from outdated plans. With Procore, any update, drawing, or document can be distributed in seconds, ensuring everyone is working from the same current set of information—truly playing from the same sheet of music.

Before the Jobsite: Models Make Mistakes Visible


Through better digital planning and coordination, teams can identify a range of construction issues and potential challenges much earlier in the process. Using tools like MiTek Sapphire, we digitally construct the building from the architectural, structural, MEP and truss drawings. This allows us to catch clashes and interferences—such as conflicts between mechanical systems and framing, dimensional discrepancies, or layout problems—before they ever reach the field. We also identify coordination gaps between trades and resolve them while working closely with the general contractor during pre-construction. Platforms like Procore further support this by ensuring everyone has immediate access to the most current documents, eliminating the risk of teams working from outdated plans. By resolving these issues virtually, we can adjust designs, refine details and load accurate information into our marking saw so that every critical component is laid out correctly the first time. The result is significantly less rework, fewer delays and a much smoother path to completion once work begins on the jobsite.


Successful Execution: Crews Need Fewer Surprises


Technology has significantly changed how we prepare our teams for successful multifamily project execution by shifting much of the critical work into the pre-construction phase. As a result, our crews arrive on site better prepared, with fewer surprises and less rework. All of our newer customers are consistently blown away by how smooth the process runs from start to finish.

In our experience, the smoother execution and stronger results make the upfront investment well worth it.
